How we build
Thoughtfully sized, shaped by the land they sit on, finished before they're sold, and built so the parts you can't see hold up as well as the parts you can.
What makes us unique
Good building isn't about making a house bigger. It's about making each decision more intentional — from where the home sits, to what goes in it, to what happens after you have the keys.
Wood flooring, quartz counters, KitchenAid appliances, custom cabinetry and Cascade windows go into every home we build. There's no upgrade tier, no options list and no finish package that costs extra — it's simply what the house is made of.
We don't force the same catalog plan onto every piece of ground. Each home is drawn for its lot, its street and the neighborhood already around it, which is why you'll rarely see the same house from us twice.
A one-year limited warranty on applicable workmanship and materials, plus applicable 2-10 Home Buyers Warranty coverage. One form, one inbox and a real person who answers.
Framing, rough-in and insulation disappear the day the drywall goes up. We photograph each build as it moves through those stages, so the work you'll never see again is still on the record.
Every TwinLine home is handed over with a Ring camera at the front door. Not a discount code, not a referral — installed, before you move in.
Every buyer gets a personal housewarming gift at closing. Not a branded mug with our logo on it — something picked for the people moving in.
The handoff
Closing day is usually a folder and a handshake in an empty living room. We've never thought that was much of a moment for something this big.
So the cameras are already up and working when you arrive, and there's a gift waiting that somebody actually chose for you. Small things. They're the difference between taking possession of a property and moving into a house.
Waiting for you at closing
The walkthrough happens before any of it — bring someone with fresh eyes and write down everything you see.
Why these homes exist
For most of a century, the ground under a neighborhood like Oak Grove could legally hold exactly one house per lot. That changed. The cottages we build are the direct result.
Oregon became the first state to end single-family-only zoning statewide. Cities and counties now have to allow middle housing — duplexes, triplexes, quadplexes, townhouses and cottage clusters — anywhere detached houses are already allowed.
The follow-up nobody talks about, and the one that matters most to a buyer. It lets the land under middle housing be divided so each home can be owned individually instead of sold as a condominium interest. Local governments have to process it on an expedited track.
The Board of Commissioners adopted the code amendments on June 2, 2022, effective July 1. Middle housing became buildable across the county's urban residential zones — which is where Oak Grove sits.
Summary of Oregon land use law provided for general information only. It is not legal advice, and it does not describe the specific configuration of any particular TwinLine home or lot. Confirm details for any property with your agent, your title company and the applicable jurisdiction.
The build
Ten stages, four milestones, one album per address. We photograph each home as it crosses each phase, so there's a record of what went in before the drywall covered it.
Design · Permitting · Excavation · Site prep
Foundation · Framing · Exterior structure
Rough-in · Mechanical · Insulation · Drywall
Finishes · Final work · Walk-through · Keys
Permitting is the longest quiet stretch in any build. Nothing to photograph, plenty happening.
Giving
A home is more than a place to live — it's the foundation of a family. When a TwinLine home closes we donate $500 from our own proceeds to a cause the buyer chooses, made entirely in your honor.
It doesn't come out of your down payment, it isn't added to your closing costs, and you aren't asked to match it. We'd like to reach more families than just yours.
Work with us to find the property that fits — a new home, a cottage, a townhome, an ADU or a full rehab.
At closing, $500 goes out from our proceeds. Nothing is added to your side of the settlement statement.
Pick from our list of local and national partners. It's your milestone, so it should be your decision where the money lands.
The donation is made entirely in your honor — housing security, local education, animal welfare or environmental conservation.
We're finalising the list of local and national partners in each of those areas. If there's an organisation you'd want us to consider, we'd like to hear it.
TwinLine Homes LLC donates $500 from its own proceeds following the closing of each home it sells, directed to an eligible organisation selected by the buyer from a list TwinLine makes available. The donation is made by TwinLine Homes, is not a charge to the buyer, is not added to closing costs, and is not a charitable contribution by the buyer for tax purposes. Participating organisations and program terms may change without notice. Nothing here is tax or legal advice — please consult your own advisor.
After closing
