Communities

We don't build
subdivisions.

Nineteen homes across five streets — six cottages on one block, four on another, a rehab next door to a new build. We work inside neighborhoods that already exist instead of clearing ground for a new one.

Named communities

Two clusters
with a name on them.

Most of what we build is a house or two on an existing street. These two are big enough to be their own place.

Where we build

Streets, not
master plans.

Everything we have going sits inside a short drive of Oak Grove. That's on purpose — it's how a superintendent gets to three job sites in a morning.

What a cluster means

Six houses
where one used to fit.

01

Small on purpose

Our cottages run 786 to 1,066 square feet. That isn't a compromise, it's the point — a house you can heat, clean and afford, on a street you actually wanted to live on.

02

Drawn for the lot

We fit the home to the ground rather than forcing a catalog plan onto it. Four names repeat across our sites; everything else is one of one.

03

Neighbors from day one

A cluster finishes together, so you're not the first family living beside two years of construction. At James Court, four homes hand over inside the same month.

04

Old street, new house

Mature trees, established sidewalks, a bus that already runs. Infill means the neighborhood arrived decades before we did.

Know the street
you want?

Tell us the neighborhood and we'll tell you what we have coming there — or go looking for a lot. Half of what we build started as somebody's phone call about a piece of land.

Where we're looking

  • Oak Grove and the streets around SE View Acres
  • Milwaukie — Risley, Laurel, Stanley and nearby
  • Southeast Portland and Clackamas County
  • Single infill lots through small parcels
